Central Hackney has compound problems of poor infrastructure, run-down commercial premises, high rates of street crime and degraded environmental quality.  Groundwork Hackney is now working to overcome these problems and develop new economic potential. 

The Trust has secured nearly £750,000 from the Single Regeneration Budget over the next three years to assist in this comprehensive regeneration of the Hackney Central hub.  It hopes to enable the redevelopment of the old station and adjacent commercial space including the historic Gibbons Building, as well as the Bohemia Place railway arches. The project will improve the quality of the public realm, access to public transport and safety of open spaces with a focus on St John’s Churchyard. 

BACKGROUND

In 1999 a partnership made up of Groundwork Hackney, the local authority, the then English Partnerships and SRB Heart of Hackney commissioned the preparation of a Context Study for the area around Hackney Central station. 

 

The Context Study was commissioned in the light of a large number of regeneration projects and initiatives identified for the centre of Hackney in the area around the Mare Street and Amhurst Road junction, including the Rail Corridor and developments around the Town Hall. Some of these, such as proposals for the Town Hall Square, the Technology and Learning Centre, Central Hall, and Sylvester Path have gained funding and are now programmed or under way.

The study created a Strategic Framework Plan that detailed two priority zones and proposed a range of initiatives as well as preparing the ground - by communicating with key stakeholders - to develop a vision for the area.

An evolving partnership has formed for the work around the station which includes the London borough of Hackney, Railtrack, Silverlink Trains, East Thames Housing Group, the London Development Agency and Transport for London.  The partnership is now working to phase the delivery of practical projects.
